Tlio rcceii)ts of proceeds of lands sold, interest, and rents, for the throe last years, have been as follows : 1840, £11,135 us. Ijd.; 1811, £14,517 l»is. 6d. ; 1842, £13,088 8!'. Id. These receipts will go on increasing as we sell more land and collect the proceeds. In providing for the annual ex|)cnMt's of the University, we must avoid intrenching upon the portion of these receipts which should be reserved :h capita! ; on the other hand, w(! need not conliuo our expenditure to the amount of rent and interest actiiujiy received ; for, from the iiiode in which we sell pro[)erty by instalments, the interest on which is receivable only as ihc instalment become due, and not annually upon the whole purchase money outstanding ; we may fairly cx| • iid part of the early instalments received, in anticipation of tlio interest accruiiiK on the more distant instalments, v/hich, when they ' ccomo due, yield their accumulated interest. It is the same with the arrears due to the College ; these arc so grout that they cannot be collected at once, without throwing our imrchasers and tenants into great distress ; and it has been thought advisable to givo time to the indebted parties, and to divide the claims upon them into annual instalments, not exceeding fivo years, 80 as to extinguish tl;o whole debt in fivo years. Tito instalments are made to bear interest : but the interest being deferred, wo can calculate only on ita preKiDt value, but wo may fairly expend a> the amount of its present value.
